Villa Construction
Villas and estate bungalows designed and built by one team, with the architecture, structure and interiors planned together.
What this service covers
A villa has more going on than a standard house: larger spans, more glass, outdoor living areas and often built-in interiors. We plan the architecture, structure and services together, so these details are drawn, priced and agreed before construction starts. In the Nilgiris we have built estate bungalows on plantation land, including a site that could only be reached across a river.
What's included
- Architectural design and 3D views
- Structure designed for larger, open spaces
- Courtyards, terraces and outdoor areas
- Interiors designed with the building
- Smart home wiring planned in advance
- Itemised BoQ and written schedule
From first call to finished work
Site and brief
We study the plot, the views, the slope and the access, and list how you want to use the house and the outdoor spaces.
Design together
Architecture, structure, services and interiors are drawn together, with 3D views so you can see the villa before it is built.
Itemised BoQ
Every item is priced in the BoQ, including the special features, so the price is fixed for the agreed scope.
Build and handover
One team builds the structure and the interiors, with engineer checks at each stage and a joint walkthrough at the end.

Common questions about villa construction
If your question is not here, call or message us. We are happy to talk it through before you decide anything.
What is included in villa construction?
Architectural design, structural engineering, construction and coordinated interiors under one team. Villas usually add features such as double-height living spaces, courtyards, landscaped outdoor areas and smart home wiring, and all of these are planned into the drawings before work starts.
Have you built villas or bungalows in the Nilgiris?
Yes. One example is a 12,120 sq. ft. tea bungalow for Pricol Limited inside a tea plantation in Gudalur, built between 2015 and 2017. The site could only be reached across a river, so material transport was planned as carefully as the building.
What should I send to get a villa quote?
Your plot size and location, the number of bedrooms and floors you want, any features you have in mind such as a courtyard or pool, and your planned start date. Photos of the plot and any sketches help. We then visit the site and prepare an itemised estimate.
What needs checking before building a villa on a Nilgiris hill plot?
Start with site levels, water movement, approach access and the permissions applicable to the plot. The engineer should identify the investigations needed for the proposed structure. Our hill-plot guide uses completed Ooty and Gudalur projects to explain access, drainage and weather questions to discuss before agreeing a design or programme.
