What does property buying advice include?

What should I check before buying a plot or house?
The title chain and parent documents, the encumbrance certificate, patta and chitta in the seller's name, the FMB sketch against the land on the ground, layout or building approvals, and road access. We review these and report any concerns to you in writing.
